MSHDA HOME PURCHASE REHAB
(HPR)
Applicant(s) must not currently own a home.
Homebuyer may receive up to $5,000 to cover:
A. Down-Payment requirement by lender
B. Pre-paid expenses
C. Principal Reduction
Homebuyer may receive up to $20,000 for required repairs. (Required repairs will be
determined by a Whole House Inspection, Housing Quality Standards Inspection, and
Lead Inspection/Assessment-if needed) Example of possible repairs:
A. Energy Efficiency
B. Handicap Accessibility
C. Preventative repairs to avoid major system failure, i.e. furnace.
D. Address lead based paint issues.
Repair work can only be done by contractors who are licensed and carry liability and
workmen’s compensation insurance.
The funds provided for repairs and down payment assistance will result in a deferred lien
on the property and must be paid back when the home transfers ownership.
This program cannot be used to purchase, a multi unit house or property, or a home on land contract.
Homebuyer must attend Homebuyer Orientation, and receive homeownership counseling.
Homebuyer must contribute at least 1% (of the purchase price) of their own money,
towards the purchase of the home. (example: inspection fees, application fees)
Homebuyer cannot occupy the home until all repairs are completed and pass final inspections.
This program is available in the city/village limits of the following communities: Bad Axe, Sandusky, Marlette, Croswell, Caro, Vassar and Imlay City.
